DEAR LAKE SHORE ON LAKE WYLIE HOMEOWNER:

Prior to the sale of the first lot in Lake Shore on Lake Wylie, we filed and recorded the Declaration of Covenants, Easements and Restrictions for Lake Shore on Lake Wylie, imposing maintenance obligations, architectural controls, use restrictions, and other protective convenants and easements for the benefit of the property owners in Lake Shore on Lake Wylie. The Declaration was recorded against the initial neighborhoods of Lake Shore on Lake Wylie on October 16, 2000, in Book 3306, Page 269 in the office of the register of Deeds for York County, South Carolina, and amended by amendments recorded on March 29, 2001 in Book 3517, Page 256 and on December 19, 2006 in Book 8671, Page 49 (as amended, the “Declaration”). As additional neighborhoods were platted, they were made subject to the Declaration by reference to the Declaration on the recorded Plat.

The Declaration is a matter of public record, running with the title to and binding all of the property comprising Lake Shore on Lake Wylie, as described in Exhibit A to the Declaration and on the recorded plats. All owners and occupants of property in Lake Shore on Lake Wylie are bound by and obligated to comply with the Declaration. Each original homeowner should have received a copy of the Declaration at the time of their purchase. Additional copies can be obtained from the Office of the Register of Deeds for York County using the above information.
